Case Study 1 – Bridging Solution Case

Clients were in the process of selling their current residence in Gloucestershire.

They wanted to make an onward purchase in Wales which was not dependent on the sale of their current residence completing first.

Solution

Bridging finance was put in place to enable our clients to proceed with the onward purchase at 100% of its value, once the sale of their previous residence completed 3 months later, the bridging finance was repaid by way of residential re-mortgage on the new property in Wales, through Wilson Cook Mortgage and Protection.

Case Study 2 – Development Finance Solution

Clients purchased Brownfield plot in Nottingham value circa 1.8 million and required funding to develop the site into 48 residential apartments.

Solution

Funding was secured which enabled the clients to borrow 65% of the Loan to Gross Development Value (LTGDV) circa 5.9 million, to fund the construction and completion of the apartments, final development valued at approx. 9 million.
